A great place to call home!
Are you considering a move to The Woodlands, Texas? Before you put all your eggs in that basket, you should read this! The Woodlands is certainly a beautiful place to live, in fact, according to Niche.com, The Woodlands is the #1 city to live in the US and #2 place to buy a house. Of course, that’s only if you can get one! The Woodlands has had record inventory shortages since 2021 and it doesn’t seem to be getting better. Buyers find themselves in multiple offer situations and having to pay well over asking price to get the coveted contract. This leaves countless buyers broken hearted and discouraged.
DON’T WORRY! While The Woodlands is a great place to call home, there are other communities. In this series, I will introduce you to three master planned communities that are worth your attention.

LOCATION
Nestled in the towering pines is one of Johnson Development’s master pieces, Grand Central Park. Located in Conroe, Texas, Grand Central Park is only 11 minutes from The Woodlands Waterway. Conveniently located right off I-45, you are minutes from some of the top rated hospitals, such as Memorial Hermann, St.Luke and Methodist, as well as upscale shopping, incredible restaurants to temp even the pickiest of taste buds, live music and George Bush International Airport. You will have plenty to keep the entire family busy right there in the community, Fido included! Grand Central Park consumes 2046 acres of what used to be known as the Boyscout Camp for over 70 years! Now that’s some history! Johnson Development did a wonderful job of preserving 1200 acres of woodlands dedicated to hiking trails and providing a home for the wildlife. There is 100 acres of lakes, including the 88 acre lake that the community center, known as The Lakehouse, sits on. The Lakehouse is an incredible recreational area with a resort style pool, an expansive dog park with agility courses, a playground, coffee shop, fitness center and so much more. The lake is stocked with fish for some “catch and release” fun and plenty of space for kayaking.

Cost Of Living
There are several upscale builders to choose from in Grand Central Park. Prices range from mid $300k’s to $700k+. The tax rate is $3.0863. In Texas, we don’t have a state income tax which is a big reason many are flocking to this great state! Our basic groceries, gas and utilities tend to also be less than other Northern states.
